What Is Included in Your House Plan?
Learn exactly what is included in our downloadable architectural drawing packs and what additional professional services you may require for construction and municipal approval in South Africa.
1. Typical Included Items
Each standard drawing package purchased from Download House Plan includes the following architectural elements:
High-resolution, vector-based PDF files containing clean, printable layout plans suitable for contractors and HOAs.
Fully dimensioned floor plans showing internal layouts, door/window openings, wall structures, and room designations.
Front, rear, left, and right side views showing the exterior architectural finishes, height levels, and roof geometry.
Cross-sectional drawings indicating slab foundations, wall details, ceiling structures, roof framing heights, and floor-to-ceiling dimensions.
Overall roof outline indicating pitch directions, drainage gullies, and gutter placements.
Quantities, dimensions, and specifications for internal/external doors and windows (where applicable).
Architectural guidelines, plaster finishes, brickwork specifications, and standard building code references.
Every page of the purchased PDF is stamped with the licensed owner's name and physical/ERF stand address to issue construction rights.
2. What Is Not Automatically Included
Standard house plan packs do not contain site-specific reports, structural engineering sign-offs, or municipal council submission services. The following items are the responsibility of the buyer:
Municipal submission requires drawings to be reviewed, signed off, and submitted to the local council by a SACAP-registered architectural professional.
Adjusting plans to fit exact boundary lines, site contours, local height restriction guidelines, or building lines.
Concrete slabs, columns, steel beams, and deep-soil foundation structural designs require separate design and certificates from a registered structural engineer.
A soil test report of the building stand is required by engineers to design stable foundations and NHBRC compliance.
Accurate physical pegging of boundary lines, stand layout contours, and heights.
Enrolling your home building project with the National Home Builders Registration Council (NHBRC) for structural warranties.
Plans are sold as stamped PDF drawings. CAD source files are not included in the standard purchase package.

Download House Plan provides downloadable architectural house plan packages for design, planning, pricing, and adaptation purposes. Municipal submission requirements differ between municipalities and sites. Before submitting plans to your local council, the buyer may need to appoint a suitably qualified SACAP-registered architectural professional and/or other required professionals to review, adapt, sign, and submit the drawings according to the specific property, zoning, building lines, title deed conditions, municipal requirements, and applicable regulations. Downloadable plans are not a guarantee of municipal approval until they have been checked and adapted for the specific site and local authority requirements.
4. Stamped PDF Licensing Details
Dynamic License Stamping
For license protection, our system dynamically stamps details on every page of your PDF upon download. This stamp acts as your Single-Use Construction License, linking the build to your customer name, order number, and building address/ERF number. Altering or removing this stamp voids the structural construction license.
